The Transaction Process Overview

For Sellers

LCG Acts as Assignor: We sign a contract to purchase your home and search for a third-party buyer to purchase the home. Our fees are paid by the buyer.
14-Day Deadline: We have 14 days to find a buyer and the purchase contract is voided if we don't find one. There is no cost or obligation afterwards. If a buyer is found, we assign the contract to the new buyer and pay you.

For Buyers

All-Inclusive Assignment: The buyer receives the contract to purchase, title, and any transfer documents and LCG Communities coordinates the delivery (if applicable), lot prep, set up, utilities, and other related services for the home at a 10% markup.
Non-Inclusive Assignment: The buyer receives the contract to purchase, title, and any transfer documents and the buyer is responsible for moving the home (if applicable) and all lot prep, set up, etc.
